What does this mortgage calculator include?
The estimate combines monthly principal and interest with property taxes, annual home insurance, private mortgage insurance when applicable, HOA fees, and any optional extra principal payment.
What is principal and interest?
Principal is the amount borrowed. Interest is the cost charged by the lender for borrowing it. A fixed-rate loan generally keeps this combined payment the same for the life of the loan.
How are property taxes estimated?
We multiply the home price by the annual property tax rate, then divide by 12. Actual tax assessments and rates may change over time.
When does PMI apply?
Private mortgage insurance commonly applies when the down payment is less than 20 percent. Your lender decides whether it is required and what it costs.
Can extra payments save money?
Yes. Extra money sent toward principal can reduce the balance faster, which may shorten the loan and reduce total interest. Check your loan terms before making extra payments.
